A new house in a close summer community with stringent zoning regulations posed many challenges but resulted in a unique and fitting beach house. A generous corner lot in a tight knit beach community is perfect for a large/social family. Our clients asked for a home with curb appeal in every direction, privacy, and entertaining spaces to serve the family for decades. The resulting layout takes advantage of light and views at the southeast corner of the house with a Sun Room and Breakfast Nook which opens to a double island Kitchen. All main living spaces are aligned and defined with arched openings, while thoughtfully proportioned rooms keep individual spaces feeling open yet cozy. A first floor junior suite was designed to offer privacy yet inclusion for extended family visits. A patio off of the Living Room complete with fire pit and grill station yields a more private outdoor entertaining area, designed by Anne Penniman Associates.
